CONSTRUCTION MANAGEMENT
- Develop project management plan
- Design management and constructability review
- Construction cost estimate & pre-bid schedules
- Develop & implement QA/QC plan
- Develop general & special conditions of contract
- Assist during bid & award period
- Establish computerized document control system and monitor shop drawing approval process
- Manage a comprehensive field office
- Inspect and coordinate construction of multiple prime contractors
- Supervise Quality Control Tasks
- Oversee safety program
- Maintain/monitor RFI and change order process
- Monitor contractors’ progress and review/approve program payment requests
- Maintain liaison between the owner, architect and the contractor
- Monitor contractors’ compliance during project close-out period
Assist the owner in the bidding process and in selecting a contractor. Establish an on-site, fully computerized construction management office and provide resident engineer and construction inspection services; act as liaison between Owner, Architect/Engineer Engineer and Contractor; coordinate the development of project schedule, quality assurance/control manual; conduct job meetings and prepare and distribute minutes of meetings; review and approve /disapprove change- orders; assist the owner in negotiating with the contractor, review and approve contractor; review and approve contractor's application for payment; maintain daily log of activities on the project; coordinate punch list inspections and develop and monitor correction of punch list items; assist the owner in procuring the required permits for beneficial occupancy of the project; and, assist the owner in preparing, presenting and/or defending claims.
